The steps to your DREAM BUILDING

The team here at Tailored Building Design knows the steps to take to ensure your building journey is a successful one. Our goal is to give clients quality service, and to go above and beyond when it comes to reaching client expectations. While we rely on great communication between the client and the expert, to ensure we are on the same page, we’re also aware of the amount that we are to deliver on our end. 


Below are the steps we take to fulfil a service, making sure that all bases are covered and to provide exceptional results.

STEPS 1-3

  • Step 1 - Pre-planning

    In this first step, we will learn what it is you are after, and identify the extent of work that will be required for this specific project. We will inform you of our capabilities, and how we can help, provide a proposal and a general overview of the project. 


    We will provide you with specific questions to ensure that you provide us with as much information as possible. Our team will get a strong understanding of your style, taste and expectations. What you can expect during this step is: 

    • First interview 
    • Submission and acceptance of proposal 
    • Briefing interview, focused on design 
    • A site analysis and measure up
  • Step 2 - Concept Stage

    During step 2, we will gather all information provided to us by you to begin the pre-designing. Our experts will use a combination of what you have communicated to us, plus the skills and knowledge they obtain in regards to building and design, and the industry in general to produce the best possible solution for your goals.


    What you can expect during this step is: 

    • We will present drawings/sketches so you can visualise the project, to ensure we are on the same page 
    • Initial advice is obtained from relevant consultants and authorities
    • A cost estimate may be available at this time by the builders 
    • Potential to request refinements during this stage 
  • Step 3 - Design Development

    Now this is where the exciting stuff truly begins! In this step, you, alongside our team of professionals will collaboratively fine tune the details of the building. Communication plays a pivotal role in this step. 


    What you can expect during this step is: 

    • Concept Design being refined, drawings in CAD format with 3D modelling and views to aid with visualisation. 
    • Digital walkthrough of the development. 
    • Drawings produced at this stage form the basis of development, with minor detailed information added

STEPS 4-6

  • Step 4 - Documentation

    This is a culmination of the previous steps, and can also be referred to as “Working Drawings”. The documents produced will be to the standard required for both the Building Approval process and for entering into a Residential Building Contact with your builder. 


    What you can expect during this step: 

    • The drawings produced during this stage are with greater detail and will form the documents that the tradesmen will follow. 
    • We work closely with the external consultants (if any) to provide all documents required for the construction of your building
    • The builders will use these documents to provide an accurate costing of the construction 
    • At this stage, the lodgement of plans for Building Approval should be finalised. However, depending on the complexity of the project, more specific layout and detail drawings may be required and are available during this stage.
  • Step 5 - Approvals

    The project must meet building and planning regulations. There are two types of approvals: Development Approval (DA), made under the Planning Act 2016 and Building Approval (BA), also under the Planning Act 2016. 


    Planning Approval ensures that the building will not negatively affect the already existing streetscape and surrounding environment and is assessed against the local council’s codes and policies. Building Approval makes sure that buildings are structurally sound. 


    While many projects will only require a building approval, depending on where you live, the design of your house and the size of your property, may also need planning approval. There are a number of site considerations that may impact your approval such as: does your house have a traditional building character overlay? Is your site a ‘small lot’? Are there any flood or overland flow problems on your site? Any compliance issues will always be discussed with you before lodging and while we cannot guarantee approval by Council, we will seek advice prior to lodging the forms to give you the best possible outcome.

  • Step 6 - Construction

    With a range of expert builders specialising in particular buildings, styles or renovations, we can guarantee that the finished product will exceed expectations. We are in contact with high quality builders, and have great relationships with most trades and suppliers, so that we can produce only the best for our clients.
